First remove the 2 plastic nuts below the tank.

Then unscrew the 2 metal screws at the inside and back of the tank.

Next lift the whole tank away from the wall and toilet bowl. Lie it down on the floor and by its side.

At the bottom of the tank, unscrew the huge white plastic nut - this is usually very tight but you can buy a cheap rubberised implement (don't know the correct name for it) from the shops to help you unscrew it. You'll then be able to remove the entire toilet mechanism from the inside of the tank.

When you look closely at the toilet mechanism, you will notice that there is another screw on it. Unscrew it, then pull apart the toilet mechanism to remove the caskets.

Just a word of warning - when you go to the hardware shops to get the caskets, make sure you buy the correct ones ie they must be exactly the same size as the old ones. You don't want to end up (like me) making a 2nd trip down to the shops and spending more money. Also, the white caskets are pretty hopeless. Get the black rubber ones.

It's really not difficult at all. Good luck!

In the olden days where imported hanging water tank/ squatting toilets were used, there was hardly any maintainance or water-leaking problems. ( Probably all are imported from England or Australia ) thumbs up

Roughly twenty years ago, two piece sitting bowl toilets were introduced ( flushing with lever ), also not much problem, except when water overflows, you just open the top cover and adjust the black plastic ball inside the water tank.

Today, it seems most toilet bowls can be seen having  water sipping from the water tank  ( a result of Singapore made product )  Lips Sealed

This problem can be big because it involves either partial or whole of Punggol Estate. Most residents may be paying extra water bills at no faults of their own. It is the result of inferior quality toilet accessories being installed.

If it is due to bad design, replacing the flushing system may not help.  Roll Eyes

I had the same problem recently. I think the life time is up for the gasket. It is coming to 6 years.
I have checked with many hardware shop for the replacement gasket but their reply was to but a new vault as replacement is not available at all.
Tried using substitute but does not work well.
Finally bought a new vaults from hardware shop at punggol plaza and got it replace. It cost only $21.50 for a set(manual included).it is pretty easy to get it fix.
let me know if you need more info...
